    Asphalt driveway maintenance

    A neglected driveway fails in 8 to 12 years. A maintained one lasts 25-plus. The work is small and cheap if you stay ahead of it.

    The 6 habits that matter

    Sweep monthly

    Loose debris holds moisture against the surface. A push broom and 5 minutes a month makes a difference.

    Clean stains immediately

    Oil, transmission fluid, and gas eat through asphalt binder. Cat litter pulls fresh spills, then a degreaser within 24 hours.

    Fill cracks every spring

    Walk the driveway in March or April. Any crack wider than a pencil gets filled before water can work it open further.

    Sealcoat every 3 to 5 years

    The single highest-leverage maintenance task. Restores the surface, blocks UV, and seals out water.

    Mind the edges

    Asphalt edges are the weakest point. Avoid driving off the edge and build up soil or grass to brace them.

    Repair sunken spots fast

    Low spots collect water. Patch or have the contractor level them before they become potholes.
