When should I replace asphalt instead of repairing it?

Replace when more than 25 to 30 percent of the surface shows alligator cracking, when the base is failing in multiple areas, when there is standing water, or when the asphalt is over 20 years old with multiple compounding failures. Below that threshold, patch and overlay is almost always the better economic call.

An overlay is a 1.5 to 2 inch layer of new asphalt placed over a milled or cleaned existing surface. It is roughly half the cost of full replacement and lasts 10 to 15 years when the base underneath is sound.

How long does asphalt patching last?

Properly cut and compacted patches last as long as the surrounding pavement, often 10 to 15 years. Throw-and-go patches with cold mix last 6 to 18 months and are a stopgap, not a fix.

Can you sealcoat over cracks?

Cracks under 1/8 inch are fine to sealcoat directly. Anything wider needs hot or cold crack fill applied first, then sealcoat once it has cured. Sealcoating over open cracks just hides them for a few months.
