Asphalt Paving Guide / Driveway Sealer Types

    Asphalt driveway sealer types compared

There are 4 sealer chemistries in common use. They look almost identical on day one. They look very different in year three.

    Coal tar emulsion

    Lifespan: 3 to 5 years

Pros: Most durable, best UV and chemical resistance, deepest black finish

Cons: Banned or restricted in some states and municipalities due to PAH concerns. Strong odor during cure.

    Asphalt emulsion

    Lifespan: 2 to 3 years

Pros: Environmentally friendlier, allowed everywhere, low odor

Cons: Less durable than coal tar. Fades to gray faster. Needs more frequent reapplication.

    Acrylic polymer

    Lifespan: 5 to 7 years

Pros: Longest lasting, lowest VOC, available in colors

Cons: 2 to 3x the price per gallon. Overkill for most residential driveways.

    Fast-dry / fast-cure

    Lifespan: 2 to 3 years

Pros: Drives on in 1 to 2 hours instead of 24. Great for commercial lots that cannot close.

Cons: More expensive. Slightly less durable than standard cure.
